Artificial intelligence meets real estate
The potential impact of AI on our industry is only beginning to be understood. Most simply, AI is computer technology able to perform tasks that normally require human intelligence. At its base, AI can efficiently perform routine tasks but on a grander scale AI can make sense of data on a scale that no human likely could. Then there is AGI – Artificial General Intelligence. The goal here is for the machine to teach itself and perform tasks that it wasn't necessarily developed for. Much has been written about AI and the way it can advance industry , but much is also written with scarier tones (think no more office workers or even worse, HAL in 2001 Space Odyssey). Let's try and unpack some of that in Phoenix and try to understand how, and when, it will really begin to impact institutional real estate investing with all its different sectors and all the different disciplines involved.

AI – Why Should You Care?
Everyone is talking about AI and we are pretty sure it’s important, but why? Alex Symes, Head of U.S. Real Estate Research and Product Strategy for BlackRock dives into the demographic waves that make this a really big deal. He will also delve into the impacts of AI to our different property sectors and professional disciplines with the help of two industry pros:

Economic Conditions Update
Innes McFee of Oxford Economics joins us for an overview of current economic conditions. Innes oversees the activities of Oxford Economics’ Macro & Investor Services teams globally. He will be presenting the overall context for financial and real estate market performance, and previewing what may be to come as we normalize in the higher rate environment. He’ll also walk us through how they see Artificial Intelligence and Automation impacting the economy and commercial real estate and what we are in store for in this rapid-innovation area.

During this session, Robb Fitzsimmons, Founder and Managing Director of The Linnaean Company, leads us through a discussion of one of the toughest AI use cases now at the brink of availability. We’re in Arizona, so we must be talking about driverless cars! Join Robb and his panelists as they explore the long and winding road to driverless, including already existing carless communities and other CRE impacts; and how it can inform today’s early excitement about generative AI. Monday, March 25Performance Measurement and Benchmarking
This hands-on course focuses on the commercial real estate return indexes that are the underpinning of benchmarking performance for institutional investors. Students will query the NCREIF database and apply the methodology and formulas to compare properties and funds with appropriate benchmarks. Students will be given the skills to understand, compare, and contrast performance measurement based on both time-weighted returns and internal rates of return. The public market equivalent approach to benchmarking closed-end fund internal rates of return will also be discussed.

Performance Reporting and Manager Evaluation
This course focuses on the interpretation of performance and risk measures for property and fund investments. In other courses, students get into the weeds of formulas and calculations. Here we focus on understanding the application of performance and risk metrics. Through the use of NCREIF data products, investor resources and sample Request for Proposals (RFPs) questions, the course focuses on investment manager, investment fund and/or property asset evaluation by examining performance reporting and risk measurement concepts relative to the Reporting Standards, other authoritative standards and industry usage overall.
